Spray Foam Removal Service

In recent years, spray foam insulation has been marketed as an energy-efficient solution for lofts and roofs. However, many homeowners are now discovering that what seemed like a smart investment has become a serious obstacle. Mortgage lenders and surveyors are increasingly flagging spray foam insulation as a concern—leading to rejected mortgage applications, difficulties selling, and even devaluation of properties.

At Eco-Roofing, we understand the growing urgency around this issue. That’s why we offer a specialist spray foam removal service, designed to safely and effectively restore your loft to its original condition. Whether you're planning to sell your home, remortgage, or simply want to eliminate the risks associated with spray foam, our experienced team is here to help.

Using industry-approved methods and tools, we remove spray foam without damaging your roof structure—giving you peace of mind and opening the door to future property transactions.

Mortgage and Surveyor Issues

  • Lender refusals: Many banks and mortgage providers consider spray foam insulation a red flag. It’s often seen as a risk to the roof’s structural integrity, leading to mortgage rejections or reduced valuations.
  • Surveyor concerns: RICS surveyors may downgrade the value of the property or recommend a full removal before any lending or sale can proceed.

Trapped Moisture and Condensation

  • Spray foam creates an airtight seal, which can trap moisture within the roof timbers or under the tiles.
  • Over time, this leads to condensation build-up, increasing the risk of wood rot, mould, and decay—especially in roofs without proper ventilation.

Roof Timber Damage

  • Closed-cell spray foam is rigid and adheres tightly to the roof structure.
  • It can hide signs of leaks or timber damage, making inspections nearly impossible.
  • The foam itself can exert pressure on timbers and cause stress or distortion over time.

Insurance and Warranty Voids

  •  Some insurance providers and roofing warranties do not cover homes with spray foam insulation, due to the increased risks and potential structural impact.
